Roof leaks and slipped tiles

The spot where water comes through a ceiling is almost never the spot where it got in. Finding the difference is most of the job.

Your town, your number, and a picture of the problem if you can get one.

A picture of the ceiling, or of the roof from the garden, tells Johnny more than a phone call does.

Johnny is up on roofs through the day, so he reads these in the evening. You will hear back that night or first thing the next morning.

Johnny provided an excellent service with what proved to be a bigger job than was anticipated. He was careful to explain exactly what they were doing & provided detailed before & after photos to confirm. He always kept me informed of their schedule & his team of men were considerate & helpful. I would not hesitate ro recommend him for roofing work & also more general building work, with which he is also experienced & knowledgeable.

This company has done three separate repairs for us. Jonathan is reliable and gives detailed information about the work needed. He explained unfamiliar terms and provided photos of the work carried out as we were unable to see the work area from the ground. We would recommend him for any roofing work.

Johnny, Henry and the team were fantastic. They repaired our soffits, fascias, gutters, some windows, replaced a number of roof tiles, a couple of locks, did external painting of the whole house and some internal rendering & painting. All was done to a very high standard with great attention to detail. Nothing was too much trouble. At all times the guys were punctual, polite and helpful and we were kept well informed of progress throughout. An excellent service - thank you! Leisa G-N

Excellent service from Johnny and his team. Good communication and understanding on the initial survey and quote. Great work by his professional and courteous crew, with constant updates verbally and with photos as the work progressed. They made sure the site was clean and safe each evening and especially on the last day. As a client I was kept up-to-date by Johnny at all stages, and that drives confidence. I would very happily recommend 'Tonbridge Defender Roofing Services' for any and all roofing works, and would defenitely use them again.

Roof leaks and repairs

Water gets into a house through a small number of places, and the stain on the ceiling is the end of the journey rather than the start of it. A tile that has slipped an inch lets water onto the felt, and the felt carries it along a batten until it finds a nail hole or a tear, and that can be two metres from the slip and on the other side of a rafter. A split in the lead where a chimney comes through the slope does the same thing. So does a ridge that has gone soft after a windy week, and a valley that has silted up with five autumns of leaves until the water backs up under the tiles instead of running down the middle. Johnny works back from the stain inside to the hole outside, and he photographs every part of it on the way, because a roof is the one part of a house the person paying for the work cannot see for themselves. Then the price arrives in writing with the pictures attached. If two things are wrong he will tell you which one is letting the water in and which one can wait until next year.

It is worth saying what this is not. It is not a man on a ladder looking at the gutter and quoting for a new roof. If the roof is sound, he says so and leaves it alone.

What he repairs

  • Broken, cracked, or missing tiles
  • Leaks and water ingress
  • Storm and weather damage
  • Lead flashing repairs
  • Flat roof cracks or blistering
  • Damaged ridge tiles or mortar
  • Gutter and soffit issues related to roof damage

In his own words, from his own /roof-repairs page.

Only in heavy rain

A leak that shows up in a downpour and not in ordinary rain usually means the water is getting over something rather than through it. A blocked valley, a gutter running behind the fascia, a flashing that is dressed too short. Wind direction matters too: a leak that only appears in a southwesterly is telling you which face of the roof to look at.

Stains that move

If the mark on the ceiling grows sideways over a few weeks rather than getting darker in one place, the water is travelling along a timber before it drops. That is why the photographs from inside the loft matter as much as the ones from the roof.
